Real Estate Property Tax Information
Real Estate property taxes are levied annually against your property and due upon receipt of the tax bill, but no later than December 31 each year. The postmark determines the timeliness of payment. For example, a payment mailed and postmarked December 29 is considered paid on time even though the Collector’s Office does not receive the payment until January 2. The Collector’s Office mails tax bills during November. If a tax bill is not received by the second week of December, contact the Collector’s Office at 844-277-6555 EXT 310 . Failure to receive a tax bill does not relieve the obligation to pay taxes and applicable late fees. Taxes not paid in full on or before December 31 will accrue penalties and late fees.
Taxes are assessed on property owned January 1 but taxes are not billed until November of the same year. Taxes are due for the entire amount assessed and billed regardless if property is no longer owned or has been moved from Randolph County. Tax bills show in the same name in which they are recorded. All changes of ownership must be recorded for the bill to reflect the new name.
Taxes are usually prorated at the time of sale, therefore the new owner would pay the entire tax bill. If your property is a split from a larger parcel, it must be requested in writing by the property owners, for the bill to be split for the current year, or the prior owner will receive the entire bill. Statements are printed in early October, therefore requests need to be made prior to September 15 to allow processing time for the request.
If you have your taxes Escrowed by your mortgage company, you will need to forward your bill to them. As a service, we send them a printout for all parcels they request, although due to the refinancing and property sales, this information is not always current for the owner or lending institution. If you also contact them, we can know that the correct mortgage company has your information in order to get it paid on time.
